DESIGN & BUILD

Russell Builders Ltd can work with you in any way you wish to proceed.  You may already have a favourite architect and you may also have already purchased your own land.  Or, if you prefer, Russell Builders Ltd can find you a section, an architect and of course a design specialist to assist with all of your choices.

With over 20 years of experience in building homes for families in the Tauranga region, we’re experts at every stage of the design and build process.   We offer a complete start to finish design and build service for any kind of structure.   That means less surprises and more speed in building your home. 

OUR BUILDING PROCESS

PHASE ONE

1. Land & Ideas

Your wish list, dreams and budget ideas matched up with your site.

We visit your land with our Design and Build Consultant (architect) where we can discuss and advise the feasibility of building options on your site. We work together to determine the approximate size and style of your new home.

2. Design & Plans

Bringing your ideas to “life” within the latest building codes of practice.

Meet with our Architectural Designers who prepare your concept design ensuring we factor in your budget, site requirements and how your family will live in your new home. Your scheme design plans and cost estimates will be prepared, presented to you and amended if necessary.

3. Contracts

Agreeing on specifications and the exact cost to build your new home.

Once scheme plans, quote and addendum which outlines the specification of your new home are in place, we prepare a Building Contract. This is a fixed price contract and is presented to you and your solicitor for approval and confirmation.

PHASE TWO

4. Consent

Lodging all plans and specs with council for building consent.

Once your contract has become unconditional, the architect will draw up a full set of working drawings and submit these to council for building consent. We may also need to apply for resource or land use consents.

5. Construction

The Russell Builders Ltd team will start on site within 20 working days of consent being issued.

Meet your Construction Supervisor who explains the process of the building your new home, indicate the time frame and hold regular site meetings with you throughout the build process to keep you informed every step of the way.

6. Move In

Your dream is now reality. Time to move in and enjoy your new home.

We ensure that all final inspections have been undertaken and you have the added security of our 1 Year Maintenance period. Enjoy you new home!

ARCHITECTURAL SERVICES

STAGE 1: SCHEME PLAN

The ‘starting point’.  Your initial ideas designed onto a site.

STAGE 2: PRELIMINARY PLAN

Refines your ideas with more accuracy. District Plan rules are checked to determine if Resource Consent approval is required. Plans are checked by Council for Resource Consent Approval.

STAGE 3: WORKING DRAWINGS

Incorporates the construction detailing.  Plans are lodged into Council for Building Consent.

BUILD TO EXISTING PLANS

If you already have plans and architectural drawings, the Russell Builders Ltd team can bring them to life. We will conduct a professional assessment of existing schemes and concepts, match it up with your site and budget, and suggest a range of options to bring it all together. We’ll provide a fixed price contract and full addendum to deliver a comprehensive build package based on your existing architectural plans
